1. Identity of the Parties. This short-term tourist rental agreement is made between:

Lessee (Guest): The individual who makes the reservation through the Casa Pascucci website or other booking platforms and fully accepts these Terms and Conditions. By submitting a reservation, the guest declares that they are acting on their own behalf or on behalf of the group listed in the booking and assume full responsibility for the stay and compliance with the present conditions.

2. Purpose of the Lease. The object of this contract is the short-term tourist rental of one of the Casa Pascucci properties, which may include Casa Pascucci, Appartamento Le Tre Sorelle, or Stanza del Camino, fully furnished and intended exclusively for temporary residential use for tourist purposes. The rental includes the use of the indoor and outdoor spaces and the specified ancillary services (e.g., linens, Wi-Fi, terrace, kitchen, etc.).

3. Booking and Payment. The reservation is considered confirmed only after payment of the total stay amount. If the amount is not paid within 3 days of booking, the reservation will be cancelled. Payments may be made by bank transfer, PayPal, or credit card (via Stripe).

4. Security Deposit (Credit Card Guarantee). As a guarantee for any damage caused to the property or furnishings, a valid credit card may be required. An amount of €200.00 will be pre-authorized (blocked but not charged) a few days prior to arrival and released within a few days after departure, subject to inspection of the accommodation. In case of damage, the lessor may retain all or part of the corresponding amount.

5. Cancellations and Refunds. Cancellations made up to 14 days before the arrival date are free of charge and entitle the guest to a full refund of the total amount paid. Cancellations made after this period will result in the loss of the total amount paid. In case of no-show without prior notice, no refund will be issued.

6. Check-in and Check-out. Check-in: from 4:00 p.m. onwards. Check-out: by 12:00 p.m. Any arrivals or departures outside these hours must be arranged in advance. Check-in is carried out exclusively online. At the time of online check-in, the guest must provide a valid ID for all members of the group, as required by law for registration purposes. The accommodation keys must be collected independently by the guest from a secure lockbox protected by a code. The access code will be provided approximately one hour before the check-in time. Upon check-out, the guest must return the keys to the same lockbox after ensuring that the accommodation has been properly locked.

7. Guest Obligations. The guest agrees to: Use the property with care and diligence. Not host any persons not declared at the time of booking. Not organize parties or events without authorization. Respect condominium rules and quiet hours. Return the accommodation in the same condition as received. The guest is liable for any damage caused to the property or its furnishings during the stay.

8. Tourist Tax. The tourist tax is established by the Municipality of Manciano in accordance with current regulations and must be paid upon arrival, unless otherwise provided by municipal regulations.

9. Liability. The lessor is not responsible for theft, loss, or damage to the guest’s personal belongings. No refunds will be granted for temporary interruptions of services not attributable to the lessor (electricity, water, internet, etc.).

10. Privacy. Personal data provided by guests will be processed in compliance with EU Regulation 2016/679 (GDPR) solely for purposes related to booking management and legal obligations (communication to authorities, issuing receipts, etc.).

11. Governing Law and Jurisdiction. This agreement is governed by Italian law. For any dispute concerning the validity, interpretation, or execution of the contract, the exclusive jurisdiction shall lie with the Court of Como, Italy.

12. Acceptance. By submitting the reservation, the guest declares that they have read and fully accepted these Terms and Conditions.
